Step 1: Choose land that has a title and a survey
Everything starts with the paperwork. At Go Dominican Life we only list land that has a title and a completed survey (deslinde). A title proves who owns the parcel; the survey defines its exact boundaries. Without both, the parcel is not ready to be sold or built on.
Step 2: Verify the title and the location
- Your lawyer verifies the title. Title review is a legal job, so always hire an independent Dominican real estate lawyer to do it.
- Check the parcel on the map. The government publishes an online cadastral map. We use it to locate the parcel plan on the map and confirm the lot is where the seller says it is, before you visit.
- Visit with the survey coordinates. We convert the survey coordinates into a Google Earth map, so you can see the exact boundaries on the terrain.
Step 3: Evaluate what you can build
Two lots with the same size can be very different to build on. Before you decide, look at:
- Access: is there a road to the lot, and what condition is it in?
- Utilities: water and electricity nearby, or do they need to be brought in?
- Slope and views: a sloped lot with a view may need more site work.
- Distance to the beach and to town, which affects both lifestyle and rental potential.

Step 4: Close the purchase
