Pre-construction vs. resale
One in four Las Terrenas listings is pre-construction. The median pre-construction asking price ($281,000) is lower than the median resale price ($357,000), mainly because new projects offer more one- and two-bedroom units. Per square meter, the two are close: about $2,400 per m² for pre-construction condos and about $2,460 per m² for resale condos.
Pre-construction often comes with payment plans and, for approved projects, CONFOTUR tax benefits. It also carries delivery risk, so check the developer’s track record, permits and payment terms before signing.

How we built this report
- Data comes from the GoDominicanLife Property Database as of October 6, 2026: 1,935 property records, of which 1,131 are active for-sale listings across the Dominican Republic.
- Figures are median asking prices of active listings, not closed sale prices. Medians are less affected by a few very expensive properties than averages.
- Price per m² uses the built area listed for condos and villas, and the lot size for land. Listings without a size were excluded from per-m² figures.
- Neighborhood figures include only listings tagged to that neighborhood.
