Pre-construction projects make up 91 of 485 listings (19%). The median asking price for pre-construction is $295,000, against $285,000 for resale, so the two are close. Pre-construction is concentrated in Sosúa (81 listings) and Puerto Plata (10). Cabarete had none.

Each listing is counted in one city only. The Sosúa tag includes listings in the Playa Encuentro area. Medians for groups with few listings (for example 7 villas in Cabarete) are indicative.
